| dc.description | The aim of the article is to describe the social aspects of managing
homeowner association (HOA) by the proffesional property manager. It is
based on the results of two studies on social aspects of HOA activity, conducted
by the Author. The article presents social competences of the property
manager, like good communication skills, ability to chair a meeting and ability
to resolve a conflict as important satisfaction factors in terms of his service.
The Author claims that they should be a part of the vocational training
as well as technical issues, construction law, management and finance.
The social value of the property manager’s work lies in teaching
HOA’s members how to participate in governance process. HOAs give the
owners actual possibility to govern, to take part in the decision making process
and have influence on what is happening in their neighbourhood. However,
some of them have problems with establishing a common approach,
neighbourly disputes and low level of member’s involvement. It is the property
manager who can help HOAs to overcome this difficulties. | en_US |
| dc.description.abstract | Celem artykułu jest opis społecznych aspektów zarządzania wspólnotą mieszkaniową przez profesjonalnego administratora. Rozważania bazują
na wynikach dwóch przedsięwzięć badawczych zrealizowanych przez Autorkę. Artykuł prezentuje kompetencje społeczne administratora, takie jak umiejętności komunikacyjne, prowadzenie zebrania czy rozwiązywanie konfliktów jako istotne czynniki satysfakcji z jego usług. Autorka twierdzi, że powinny one stać się częścią programu nauczania przygotowującego do tego zawodu. Społeczna wartość pracy administratora polega na nauczaniu członków wspólnot współrządzenia. Organizacje te dają właścicielom możliwość współdecydowania o tym, co dzieje się w najbliższym otoczeniu. Jednak część wspólnot ma problemy z ustanowieniem wspólnego stanowiska, sporami sąsiedzkimi czy niskim poziomem zaangażowania. To administrator jest osobą, która może pomóc przezwyciężyć te trudności. | en_US |
